The site comprises of approximately 3.41 hectares (8.43 acres) located in Lubenham, west of the existing settlement. The site currently comprises of agricultural fields with Laughton Road and agricultural fields to the north, existing residential properties to the east and agricultural land and buildings to the south and west.
The site is relatively flat and is currently accessed via an agricultural access off Laughton Road.
